When we checked on 28 October 2026, the cheapest 12-month full fibre plan was Community Fibre Essential 35 at £12.50 a month, £150 over 12 months, on Community Fibre’s London network. Outside London, toob home150 was £25 a month on a 12-month contract, rising to £27 from April 2027, so £314 over the first 12 months, in toob’s build areas only. Most full fibre deals are on 18 or 24 months, so a 12-month plan costs more each month in exchange for a shorter commitment.

First 12 months = the monthly price for November 2026 to March 2027, plus the April 2027 price for the remaining seven months where the provider shows one, plus any setup fee. All plans in the table showed free installation or no setup fee.
Switching credits and gift cards are not taken off the total.

- Main limitation: a 24-month contract, so it suits you only if you will not need to leave within a year

Community Fibre 12-month plans
Community Fibre builds its own full fibre network in London. When we checked on 28 October 2026, its 12-month plans were 35Mbps at £12.50, 150Mbps at £25 (£28 from April 2027), 500Mbps at £28 (£31 from April 2027) and 1Gbps at £30 (£33 from April 2027), all with free installation, a router and no setup fee. Community Fibre says that at the end of your contract the price rises by £4 compared with your last month, so plan to review your deal before then.
Essential 35 is the cheapest plan on this page, but it suits light use: one or two people, email, catch-up TV and video calls. For several people streaming at once, look at the 150Mbps plans. Community Fibre sells Essential 35 to all new customers, with no benefits check. If you receive benefits, also read our social tariff guide before you choose.
If you can commit to 24 months, Community Fibre’s 150Mbps plan was £19 a month, rising to £22 from April 2027, when we checked on 28 October 2026. That is 5 × £19 + 7 × £22 = £249 over the first 12 months, £72 less than the 12-month version.
toob 12-month plans
toob builds full fibre in parts of England outside London. When we checked on 28 October 2026, its 12-month plans were home150 at £25 (£27 from April 2027), home900 at £35 (£37 from April 2027) and home2300 at £50 (£52 from April 2027), with a Wi-Fi 7 router and free installation. toob says discounts on the faster plans vary by location.
On a 24-month contract, toob home150 was £18 a month, rising to £20 from April 2027: 5 × £18 + 7 × £20 = £230 over the first 12 months, £84 less than the 12-month version. toob only sells where it has built, so check your postcode first.
Other providers
Gigaclear sells rural full fibre on 18-month contracts, not 12. Its November offer gives up to 6 months free for orders placed before 7 December 2026, according to Gigaclear’s terms.
Virgin Media and BT sell their main broadband deals on 24-month contracts, so they are not in the 12-month table.
Comparison-site offers sometimes show a 12-month price that the provider’s own checkout does not match. If the checkout shows a different contract length, go by the checkout.
Why 12-month full fibre costs more, and when it is still the right buy
A shorter contract usually costs more each month. On Community Fibre’s 150Mbps plan, the 12-month version costs £72 more in the first year than the 24-month version. That can be worth paying if:
You are on a 12-month tenancy or you know you are moving.
You want to try a newer network for a year before committing for longer.
You expect better deals to reach your street and want to be free to switch.
If you are staying put, the 24-month plans from the same providers are cheaper in year one.
April 2027 and the mid-contract rise
Community Fibre and toob show an April 2027 price on most of their 12-month plans, so the first-year cost is not simply 12 × the starting price. Read the price-rise line in the contract summary before you order.

Most do. Community Fibre’s 12-month cards show £3 rises from April 2027 (150Mbps £25 to £28, 500Mbps £28 to £31, 1Gbps £30 to £33), and toob’s show £2 rises (home150 £25 to £27). Community Fibre’s Essential 35 card showed no April figure when we checked on 28 October 2026, so confirm it at checkout.
Is Community Fibre Essential 35 enough for a household?
For one or two light users, often yes. For several people streaming at once, usually no: look at Community Fibre 150 or toob home150 instead.
Does Gigaclear offer a 12-month contract?
Not on its November offer. Gigaclear’s packages are on 18-month contracts. When we checked on 28 October 2026, Explorer 300 was £0 a month for 3 months, then £19 a month, which is £171 over the first 12 months.
What happens at the end of a Community Fibre contract?
